Facility management
RSG takes an existing shopping center into operational management: leasing relations and tenant-mix, operation, marketing, finance and reporting to the owner. Today, under the management of RSG - Dala Mall in Shymkent and Q-PLAZA in Almaty; previously - Moscow Metropolitan in 2014–2018 and Sputnik Mall after reconstruction.
What is included in management
Lease relations
Contracts, indexation, renewals and rotation of tenants. Payment control and debt management.
Tenant-mix
Maintaining a balance between anchors, gallery and gastronomy. Replacement of weak operators without loss of traffic.
Operation
Engineering systems, cleaning, security and contractors. The operating budget is under control.
Marketing and traffic
Events, loyalty programs and property promotion. Increased attendance means increased revenue for tenants.
Finance and reporting
Budget, NOI, plan-actual and monthly reporting to the owner in a transparent format.
Asset development
Reserves in layouts and areas, reconception scenarios and preparing the property for a transaction.
Collaboration model
The owner retains the asset and strategic decisions, RSG takes over operational management and is responsible for performance. The remuneration is a fixed part and a bonus for the result: occupancy and rental income.

Occupancy
The share of delivered space and the duration of exposure of vacant premises.
Rental income
The property's net operating income (NOI) relative to plan and historical period.
Traffic
Facility attendance and tenant revenue as the basis for rate indexation.

Who makes decisions about the facility?
Strategic - owner: budget for the year, major transactions, reconception. Operational — RSG within the agreed budget and regulations. Everything is fixed in the management agreement.
How is reporting organized?
Monthly: occupancy, accruals and receipts, NOI plan-actual, traffic, status of negotiations with tenants. We will agree on the format at the start.
Is it possible to partially transfer an object to control?
Yes: for example, only rental relations and brokerage without operation. The composition of functions and boundaries of responsibility are fixed in the contract.
How much does management cost?
A fixed part for operational management and a bonus for KPI results. The size depends on the area of the object and the composition of functions - we calculate it after the audit.
