Where does work on a project begin?
From an analysis of the best use of the site. We look at urban planning restrictions, the market and competitors, and consider use cases with indicative economics for GBA, GLA, investment and profitability. The output is the answer to what exactly to build on this site and why - before design and construction begin.
How is a commercial concept different from a preliminary design?
The concept answers the question “what”: the format of the object, the composition of functions, tenant-mix and positioning among competitors. The preliminary design answers the question “how”: general plan, layouts, facades and sections, technical specifications and album for approvals by government agencies. The concept always comes first - it sets the framework within which the architect works.
Is it possible to order one service separately?
Yes, each service operates independently. But they are built in a chain: site analysis sets the concept, the concept sets the architecture, and the architecture sets the financial model. If there is no previous step, we start with a quick check of the initial data, otherwise the next step is based on assumptions.
What is the output of the financial model?
Profitability, NPV and IRR, payback period, revenue and cost structure by scenarios. This is a working document with which the project goes to the bank and investors, and not a presentation: the numbers can be recalculated to accommodate the changed inputs.
What does the customer need from the customer to get started?
Address or cadastral number of the plot, land documents and target parameters of the project, if they already exist. We collect everything else - the market, competitors, flows, restrictions - ourselves.
