Repositioning an operating asset

The facility is open, but the rate does not increase, the vacancy remains, and the visitor goes to the neighbors. Reconception answers what exactly is hindering and what needs to be changed: the composition of tenants, layouts, flows, positioning - and in what order, so that the object does not stop during the work.

What do you get

Audit

Object in numbers

Traffic by floor, rental mix, rates and vacancies, visitor routes - what exactly you have to work with.

Document

New concept and tenant-mix

Positioning, target composition of tenants and changes in the set of functions of the property.

Drawings

Changes to layouts and flows

Where we move the walls, entrances and vertical connections so that the flow reaches the distant areas and upper floors.

Plan

Restart in stages with budget

The order of work, cost and expected effect in terms of rate and occupancy - so that the facility operates during changes.

Frequently asked questions

Is it necessary to close the facility during the work?

As a rule, no: work is divided into stages so that the object continues to operate. Complete closure is discussed separately and only when otherwise impossible.

Where does reconception begin?

From the audit. The owner needs data on traffic, contracts and rates, the rest - flow measurements, analysis of layouts and analysis of competitors - we do ourselves.

How much does a restart cost?

The budget is calculated in terms of the restart and depends on the depth of changes: from changing the rental mix to remodeling floors and work on common areas.

Who signs new tenants?

Brokerage RSG. It’s not enough to draw a new tenant-mix; it must be signed: this is a separate service, it is taken along with the reconception.
